Simplifying Doesn't Mean Giving Things Up

October 4, 2026

When people hear the word downsizing, they often think about everything they have to give up. We like to look at it differently.

What do you gain?

Less house to clean. Less yard to maintain. More freedom to travel. More time outside. More time with family. More opportunities to meet people. More afternoons on the water. More evenings watching the sunset.

A park model isn't about squeezing your old life into a smaller space. It's about deciding what you actually need for the life you're living now.

Do you need four bedrooms that rarely get used, or would you rather have a beautiful park model and spend the afternoon boating with your grandchildren?

Sometimes having less to take care of gives you more time for everything else.

Imagine it's a beautiful summer afternoon and someone says, "Want to go grab lunch?" You don't grab the car keys. You grab the boat keys. One of the fun things about being at Sunset Village is having nearby destinations you can enjoy from the water. Head out for a boat ride, tie up at a nearby restaurant, enjoy lunch or dinner and maybe catch some live music on certain weekends. Then cruise back home. No complicated vacation itinerary. No long drive. Just another ordinary summer day that feels a little like vacation. That's what we mean by resort-style livin g. It's about having fun things to do close to home. Boat ride. Lunch. Music. Sunset cruise home. We could get used to that routine.

Morning is beautiful here. But evenings might be our favorite. Imagine coming back from an afternoon on the water. Dinner is finished. The temperature has cooled down. Someone texts: "Sunset cruise?" Other nights you might simply sit on your porch with a glass of wine or your favorite drink. Neighbors walk past and stop to talk. There's nowhere you need to go. Then the sky starts changing - pink, orange, gold - and everyone pauses for a minute. That's the thing about sunsets. They happen every night, but somehow they never look exactly the same. It's why this place couldn't have any other name. Welcome to Sunset Village.

Bigger isn't always better. That's one reason Sunset Village will have just 47 seasonal sites. We don't want to create a massive campground where hundreds of people come and go and nobody knows who's living next door. We want a neighborhood. Forty-seven sites means enough people for activities, gatherings and new friendships, but it's also small enough that you'll recognize the person walking past with their dog. You'll know who's always looking for a pickleball partner. You'll know who loves fishing. You'll know who makes the best dessert at the community gathering. Not too big. Not too small. Just enough people to make Sunset Village feel alive while still feeling like home.

There's something exciting about watching a brand-new community take shape. And every community needs a street. Ours has a pretty fitting name: Sunset Drive. Imagine telling friends, "Come see us. We're out on Sunset Drive." It sounds like summer before you even arrive. Sunset Drive will wind through a community filled with park models, porches, landscaping, mature trees and neighbors waving as you go by. It's where you'll walk the dog, where neighbors stop to chat, where grandchildren arrive excited for a visit, and where you'll turn in after an afternoon on the water and think: It's good to be home. Who wants Sunset Drive to be their Minnesota summer address?

A 55+ community doesn't mean the grandchildren disappear! One reason many people want a seasonal Minnesota home is to remain close to family. Imagine the grandkids coming to visit Grandma and Grandpa at Sunset Village . Fishing poles come out. Maybe it's time for a boat ride. Maybe Grandma teaches them shuffleboard. Maybe Grandpa attempts pickleball and discovers the grandkids are considerably faster than he remembers being. Then everyone heads back for dinner, and before they leave, you watch the sunset together. Those are the days children remember. They don't necessarily need a giant vacation home. They need experiences with the people they love. We hope Sunset Village becomes one of those places where grandchildren start asking: "When can we come back?"

Every great community needs a place where people naturally come together. At Sunset Village , we picture our pavilion and clubhouse area becoming exactly that. Morning coffee. Bingo nights. Community dinners. Wine and cheese evenings. Birthday celebrations. Cards. Live music. Holiday weekends. Rainy-day gatherings. Or an impromptu happy hour because someone decided Tuesday seemed like a perfectly good reason to get together. The building itself isn't what creates the memories. The people do. Years from now, residents may remember laughing until their stomach hurt, the neighbor who always brought the best dessert, or meeting someone who became one of their closest friends. We're not just building amenities. We're creating places where memories can happen.

Some people need a complicated retirement hobby. Others just need a fishing pole. At Sunset Village , fishing is part of the lifestyle we're excited about creating. Living near Little Rock Lake and the Mississippi River channel means water is part of your neighborhood. Imagine getting up early while everything is still quiet. Grab your coffee. Grab the tackle box. Head toward the water. Maybe you catch dinner. Maybe you catch absolutely nothing. Either way, it was probably still a pretty good morning. Who's going to catch the biggest fish of the summer? Who will claim something enormous conveniently got away? And most importantly, who's actually going to reveal their favorite fishing spot? Bring the fishing poles. Minnesota summer is waiting.

Maybe you've thought about spending winters somewhere warmer. There's just one problem: Minnesota is still home. Your children are here. Your grandchildren are here. Your lifelong friends are here. You don't necessarily want to leave Minnesota. You just don't particularly want to be here in January! Seasonal living at Sunset Village can give you a manageable Minnesota home base for the warmer months. Come back in spring. Spend summer close to the people you love. Celebrate birthdays. Take the grandchildren fishing. Enjoy long Minnesota evenings. Then, when the leaves start changing and winter starts knocking on the door, head somewhere warm. You aren't leaving Minnesota behind. You're simply choosing your favorite months. Winter somewhere warm. Summer close to family.

There's something special about being surrounded by people who are in a similar chapter of life. At Sunset Village , at least one resident per site will be 55 or older. Your neighbors may be newly retired. Some may still work part-time. Some might spend winters in Arizona, Texas or Florida. Others may have children and grandchildren scattered throughout Minnesota. Everyone has a different story, but many will share something in common: They're ready to enjoy this chapter. This could be the chapter filled with boating, fishing, pickleball, travel, concerts, dinners with friends and spontaneous Tuesday afternoon adventures you never had time for while working full-time. "Want to golf tomorrow?" Sure. "Boat ride tonight?" Absolutely. "Dinner?" What time? 55+ doesn't mean slowing down. It might mean finally having time to live differently.

If you haven't tried pickleball yet, there's a pretty good chance someone at Sunset Village will convince you. You don't have to be an athlete. You don't have to have played for years. You just need a paddle, comfortable shoes and preferably a good sense of humor. Our plans include pickleball because we want activities that make it easy for neighbors to meet each other. Maybe we'll have beginner mornings, friendly tournaments, couples games or simply: "Anyone want to play at 10?" And if pickleball isn't your thing, that's perfectly fine. Grab a chair and cheer on your neighbors. We also have plans for bocce ball, shuffleboard and other activities. The point isn't really who wins. It's getting outside, laughing, staying active and having people around you who want to do the same. Game on at Sunset Village.
